  • Problems with windows, doors, paving, ceilings, lighting, drains, floors, or sub-soil may not be disclosed unless specifically identified. Insist on a thorough walk-through and professional inspections.
  • Unpaid or future assessments (curbs, gutters, street, sidewalks, sewer, water) can become your responsibility. Ask about any current or anticipated assessments before committing to a lease.
  • Tenant Improvement Allowances (TIA) and buildouts are negotiable. Many tenants miss out by not requesting these in their lease terms—always ask what the landlord is willing to offer.
  • Lease terms may not specify who is responsible for repairs and maintenance of major systems (HVAC, roof, plumbing). Clarify these responsibilities before signing.
  • Some leases pass on property tax increases, insurance, or common area maintenance (CAM) costs to tenants. Ask for a detailed breakdown of all additional expenses.
  • Not all leases include renewal options or expansion rights. If you plan to grow, negotiate these terms up front.
  • Early termination clauses and sublease rights can protect you if your business needs change. Make sure these are addressed in your lease.
